We assist you in each step of the buying process

  • We can review your contract before signing and provide you with a detailed written advice as to any potential issues and changes you should make. THIS SERVICE is $88.00 for the first 3 reviews (3 separate properties for the inclusive price of $88.00). For each review after that, we charge $88.00 per review. If you purchase a property, we will discount the initial $88.00 from our final fee.
  • We can help you find suitable finance for your purchase.
  • We deal with your financial lender or broker and provide them with all documents they require to aid you in obtaining finance approval.
  • We can request the vendor to grant extra time for you to obtain finance to purchase the property.
  • Where you are unsuccessful in obtaining finance we take all necessary action to aid you in withdrawing from the contract and recovering any deposit that you have paid.
  • We then prepare the Transfer of Land which is the document to transfer the property into your name.
  • Where applicable, we advise you and prepare documents that can reduce your Stamp Duty liability. This can include the First Home Owners Grant and Pensioner Exemption/Concession.
  • If required, we can lodge a caveat over the property that you have purchased.
  • We conduct searches related to the property that you purchase. These searches come in the form of certificates and are ordered from a variety of government agencies including:
Victorian State Revenue Office,
Local Council,
Water Authority,
Owners Corporation,
Title Search,
Plan search,
Planning Certificate,
VIC Roads.

 

  • We coordinate a time for settlement to take place with all the parties to the contract including your bank and the vendor’s conveyancer.
  • We can with the agreement of the vendor, prepare necessary licence agreements to allow you access to the property before settlement.
  • After settlement we contact the vendor’s Real Estate Agent to arrange for the property keys (where applicable) to be handed to you.
  • We notify the relevant Water Authority, local council and any applicable Owners Corporation of the fact that you are the new owners so that future accounts from these bodies are correctly forwarded to you.

DGK Conveyancing understands that sometimes sellers need documents prepared urgently. For that reason we are able to prepare contracts of sale for all auctions or private sales within 24 hours.



We assist you in each step of the selling process

  • We prepare the Section 32 Statement also called the Vendor’s Statement. This includes ordering the certificates for incorporation into the Statement including, Title search, Plan, Planning Certificate, VIC Roads Certificate, Council Certificate, Water Authority Statement, Heritage Search and Owners Corporation Certificate if applicable.
  • In consultation with you and your Estate Agent, we prepare the Contract of Sale for either private sale or sale by auction
  • We prepare the required documents to arrange the release of deposit to you. This is called the Section 27 Deposit Release Statement.
  • We arrange with your bank (if you have a mortgage over your property) to prepare the Discharge of Mortgage and their payout figure on settlement.
  • We arrange with any person or corporation that may have lodged a caveat over your title to prepare a Removal of Caveat for settlement.
  • We coordinate a time for settlement to take place with all the parties to the contract including your bank and the purchaser’s conveyancer.
  • After settlement we contact your Real Estate Agent to arrange for the balance of deposit monies to be handed to you.
  • We notify the relevant Water Authority, local council and any applicable Owners Corporation of the fact that you are no longer the owner so that future accounts from these bodies are correctly forwarded to the purchaser.

 


 

Transfers Between Parties where no estate agent is used and/or required

There are times where real estate is required to be transferred between parties or into different names. DGK Conveyancing can prepare all necessary documents to facilitate a change in ownership.

A Transfer of Ownership may be required for a variety of reasons. Here, DGK Conveyancing is able to assist you where you need:

  • To transfer property between a married or defacto partner whether as a result of a breakdown in relationship or by way of gift.
  • To transfer property between other family members where the property is either sold or given as a gift.
  • Transfer of property between Trustees of Trusts including Family Trusts.
  • To change the registered names on title to property where there has been a change in the name of an owner (for example by way of marriage or deed poll).
  • To change the registered names on title to property where there has been a change in the name of a company registered with ASIC.
  • To remove the name of a person or company from a title.
  • To change the manner in which parties hold property on title be that as joint proprietors or as tenants in common.
  • To change the registered names on title due to the death of owners. Here we can assist Executors or Administrators.
